VALUE ENGINEERING

The systematic application of function oriented techniques to analyze & improve the value of a project.

  • Value can be increased by improving function or reducing cost

 

  • Any accepted items will have been fully endorsed by Owner, Designer, & Contractor

 

  • Accepting not only the change in cost but change in function.

EXAMPLES

  • Reduce floor to floor heights. Each floor could be reduced by 1’, including garage. Garage to 1st: 10’, 1st to 2nd: 14’-4”, 2nd to roof” 13’-9”. Previously discussed on June 6, 2019.
  • Eliminate Lobby at Garage. Previously discussed on June 6, 2019.
  • Alternate to spray insulation on Garage ceiling. Not sure how insulation will work with lights that are specified anyway.
  • Eliminate sunshades. Subject to ARB approval.
  • Alternate wall and ceiling finishes in Elevator Lobby. Painted gypsum board in lieu of Aluminum “Longboard” panels on walls. Acoustic ceiling in lieu of aluminum longboard panes.
  • Reduce level of finishes at Stair 1. Steel handrails in lieu of wood. Delete drywall finish on wall and paint concrete / CMU. Delete acoustical ceiling.
  • Delete acoustical ceiling at Stair 2.
  • Use 10 mil vapor barrier at slab on grade in lieu of Stego.
  • Eliminate batt insulation in walls above roof level.
  • Credit amount to perform sprinkler piping at 1st and 2nd floors as part of tenant upfit.
  • Credit amount to perform HVAC work at 1st and 2nd floors as part of tenant upfit.
  • Credit amount to perform lighting work at 1st and 2nd floors as part of tenant upfit.

All workers on site will be required to attend a site-specific safety orientation prior to beginning work.

During 2018 R. E. Lee & Son, Inc had ZERO OSHA recordables.

R. E. Lee & Son, Inc. believes that providing all workers on site with a clear method to report hazards is the key to incident prevention and saving lives. 

Virginia BEST Program

In 2018 R. E. Lee & Son, Inc. reached the goal of being the second contractor in the Commonwealth of Virginia to apply to the Virginia BEST Program, a partnership between VOSH and Virginia AGC.

The BEST Program, which stands for Building Excellence in Safety, Health and Training, is designed to encourage and recognize AGCVA members who implement safety and health management systems to benefit construction workers.
